Nine questions, one at a time. About two minutes.

  2. The call

A 15-minute conversation with an admissions director.

  3. The decision

WHAT IT IS

Learn everything needed to become a real estate entrepreneur in two days.

Two consecutive days in NYC, nine modules, with Richard Baker — from finding and underwriting deals to raising capital, structuring ownership, and building a platform. Taught the way it’s actually done across four generations of the Baker family, not as theory but through practical examples. This is for serious people at the start of a serious path.

WHO IT’S FOR

Real Estate entrepreneurs
at the start of the path.

For the first-timer, the stuck entrepreneur, and the one with a deal already on the table — people ready to do the work.

  • First-Deal

    The aspiring owner

The two days give you a real underwriting framework, a vetted first deal profile, and a 30-day path to make an offer.

  • Mid-Career

    The active entrepreneur

You’re running a small portfolio and bumping into the next ceiling — capital, JV terms, repositioning, scale. The two days pressure-test your pipeline against four generations of pattern.

  • Career-Switch

    The crossover

You’re successful in your field and want real estate to be the thing you build on the side, then grow.

ALSO FOR

  • Starting Out

Early in your career and ready to start building wealth that compounds for decades.

  • Veterans

Disciplined, mission-driven, and looking for your next thing to build and own.

  • Retired

Sitting on capital and looking for a tax-efficient way to put it to work.

  • High earners & spouses

A big federal tax bill and a real estate strategy that turns it into wealth.

THE CURRICULUM

Nine modules,
across two days.

Each day stands on its own; together they are the complete program — two days with Richard Baker, group sessions and one-on-one time.

  1. The Entrepreneur’s Lens

See wealth, ownership, and risk the way entrepreneurs do.

  2. Reading the Market

Know when and where to buy before the data confirms it.

  3. Finding & Underwriting Deals

Source opportunities and run the numbers with confidence.

  4. Your First Deal

Close your first acquisition with the ‘Infinite Return’ model.

  5. The Money

Build the capital stack and finance your first acquisition.

  6. Legal & Ownership Structure

Set up the right entity and read a deal contract.

  7. The Development Mindset

Spot a property’s highest and best use.

  8. Tax as a Tool

Use depreciation, 1031s, and REPS to keep what you earn.

  9. Building Your Platform

Turn one deal into a portfolio that compounds.
